Property Transfer Costs In South Africa
When you buy property in South Africa, property transfer costs must be paid when the property is transferred into your name.
When you buy vacant land, you will buy property transfers costs on the land only, but if you buy an existing home the property transfer costs are based on the value of the land and the building.
A property transfer costs calculator calculates the transfer costs, transfer duty and bond registration costs on the purchase price and the mortgage bond amount you provide. Property transfer costs in South Africa are charged on a sliding scale depending on the price of the property – the more expensive the property, the higher the property transfer costs.

A variety of fees are payable when you buy a property in South Africa. Before signing a preliminary contract, check exactly what fees are payable and have them confirmed in writing. Property transfer costs are often overlooked when purchasing a property and should be taken into account when assessing your affordability.
Property transfer costs are taxes levied on the transfer of ownership of fixed property. If you are buying as a company, a close corporation or a trust, property transfer costs are levied at a flat rate of 10% of the purchase price.
If you are buying as an individual (officially termed a ‘natural person’), the property transfer costs are calculated on a sliding scale according to the purchase price of the property.
