- Attorneys – There are various attorney involved to get a property legally in your name. All these attorneys communicate with each other to complete the process. The bond attorney looks after the bond issues and prepares the bond document. The transferring attorney makes sure the transfer happens and caters for the transfer costs and duties. Finally the cancellation attorney is responsible for cancelling the sellers bond.
- Deeds Office – The deeds office is where all the documents are lodged once everything has been filled out and all the costs are paid. Once all the documents are checked and approved (this can take up to 3 weeks), the attorneys are once again contacted for final registration.

There are a number of transactions involved when purchasing a property. Unfortunately, most of these are costs that the average first time buyer wouldn’t know about and therefore the costs associated with bond transfers are usually not included in their overall budget.
Bond registration costs like bond transfers are one of the many things that your conveyancing attorney will explain to you. If you are unsure about it, ask him to explain again as there’s a lot of money involved and any mistake could cost you money in the end.
Luckily, there are many attorneys who specialise in property law and who are willing to explain the hidden costs involved when purchasing a property. The cost associated with bond transfers is the responsibility of the buyer and not the seller. Bond transfers will include the transfer duty and the conveyancing fees.

Property Transfer Costs In South Africa
When you buy property in South Africa, property transfer costs must be paid when the property is transferred into your name.
When you buy vacant land, you will buy property transfers costs on the land only, but if you buy an existing home the property transfer costs are based on the value of the land and the building.
A property transfer costs calculator calculates the transfer costs, transfer duty and bond registration costs on the purchase price and the mortgage bond amount you provide. Property transfer costs in South Africa are charged on a sliding scale depending on the price of the property – the more expensive the property, the higher the property transfer costs.

A variety of fees are payable when you buy a property in South Africa. Before signing a preliminary contract, check exactly what fees are payable and have them confirmed in writing. Property transfer costs are often overlooked when purchasing a property and should be taken into account when assessing your affordability.
Property transfer costs are taxes levied on the transfer of ownership of fixed property. If you are buying as a company, a close corporation or a trust, property transfer costs are levied at a flat rate of 10% of the purchase price.
If you are buying as an individual (officially termed a ‘natural person’), the property transfer costs are calculated on a sliding scale according to the purchase price of the property.
